Surrey · Wills, trusts and estate coordination

Guildford

Official ONS housing and Census context for Guildford borough, with personal coordination across high-value protection, trusts and estate planning.

Guildford combines a commuter population working in London, a large university, and a cluster of technology, science and professional-services employers. The published figures record an average house price of £524,000, home ownership at 66.3% and 19.6% of the population aged 65 and over.

The scenarios below are hypothetical illustrations, not descriptions of local clients. Inheritance-tax treatment depends on the individual estate, not on local values (see GOV.UK, Inheritance Tax).

We coordinate wills, trusts, lasting powers of attorney, probate support, inheritance-tax questions and business succession enquiries across Guildford and the surrounding villages.

Local economic picture

Money, work and property in Guildford

Guildford borough has resident earnings of £882.40 a week on the 2025 ASHE series, above the South East figure of £815.20 and below the Surrey figure of £914.10, alongside a research-led employment base and a large rural area that rarely features in descriptions of the town.

Two quite different sets of circumstances sit within one borough: households whose estate includes company shares, options and arrangements from more than one relationship, and households whose estate is land, buildings and a working business. The questions differ accordingly.

Research, professional services and a rural borough

£882.40 median resident pay; 11,000 professional, scientific and technical jobs.

Median gross weekly pay for full-time employees living in Guildford was £882.40 in 2025, against £914.10 for Surrey, £815.20 for the South East and £766.60 for Great Britain. On 2024 BRES figures, professional, scientific and technical activities account for 11,000 employee jobs, 13.1% of the borough total against 9.3% regionally; finance and insurance for 3,500 jobs, 4.2% against 2.5%; and information and communication for 6,000 jobs, 7.1% against 5.6%. There were 7,250 registered enterprises in 2025, 88.9% of them micro.

The council's economic development strategy of February 2023 identifies the Surrey Research Park, the university and the hospital as central to the borough's economy, and names professional services, IT, space and satellite, gaming and medical technology among its sectors. It treats the borough's agriculture and forestry as a separate rural element.

Some assets sit awkwardly with a standard will template: shares in a private company, options or deferred awards from a listed employer, intellectual property, and income taken through a personal company. If you hold any of them, the governing documents can affect how they transfer, and should be reviewed alongside the will.

Property and tenure

£524,000 average, with 66.3% home ownership and 19.6% private renting at Census 2021.

The ONS provisional average house price for Guildford borough in June 2026 was £524,000. Census 2021 recorded 66.3% of households as owner occupied and 19.6% as privately renting.

Set beside Elmbridge borough, which contains Weybridge, at £744,000 on the same June 2026 series, the two boroughs are geographic neighbours in north-west Surrey with meaningfully different housing markets. Neither figure says anything about an individual household, and neither implies that a household has a tax liability.

If an estate is largely one property, the questions worth answering early are how the property is held, what a surviving spouse would need, how costs would be met before any sale, and what should happen where children's circumstances differ. A price on its own does not determine whether a straightforward will or something more involved suits you.

Second and later relationships

If there are children from more than one relationship, ask how the way the property is held and the wording of the will would work together in your circumstances.

The rural borough: land, buildings and relief

Why agricultural relief depends on ownership, occupation and use rather than location.

The borough's rural area includes agriculture and forestry, which the council's strategy treats separately from the town's professional economy. Where a family holds land, the estate-planning question is not how many acres there are but how each parcel is owned, who occupies it, what it is used for and for how long.

HMRC's guidance explains that agricultural relief, where it applies, is given against the agricultural value of land rather than the market value of a country home, and that its conditions turn on ownership, occupation, use and duration. Rather than assume how let land, a grazing licence or land farmed by someone else is treated, ask a specialist to assess each arrangement against HMRC's current conditions.

Bring a written schedule — titles, parcels, occupiers, agreements, uses and dates — and let a specialist assess it. We coordinate that introduction and do not assess reliefs or give tax advice ourselves.

What to prepare before a Guildford appointment

Documents, nominations and executors.

A useful pack is: property and how it is held; company shares with the articles and any agreement; option or award statements; pension and life policy nominations; land titles and agreements; and the names of people you have asked to act as executor and attorney.

Lasting powers of attorney for property and financial affairs and for health and welfare are separate documents from a will, and each has to be made while you have the capacity to make that particular LPA. Without an appropriate arrangement in place, court involvement may be needed, depending on the decision and the circumstances. If you run a business, an LPA covering business decisions is worth raising specifically.

Whether inheritance tax arises depends on the whole estate, how it is held and who inherits — not on a borough average. Cromwell Associates takes the enquiry and introduces an appropriate specialist, and may receive a referral payment where an introduction proceeds; the specialist sets out their own scope, fees and terms.

Sources and basis

Earnings figures are 2025 ASHE median gross weekly pay for full-time employees measured by where they live. They are not household income, they exclude self-employed income, and they say nothing about anyone's wealth. The South East comparator is £815.20 and Great Britain is £766.60. Industry figures are 2024 BRES employee jobs located in the area, excluding farm-based agriculture, self-employment and HM Forces. Enterprise counts are 2025 VAT or PAYE registered enterprises, rounded. Figures describe Guildford borough, which includes a substantial rural area as well as the town. House prices are the ONS provisional June 2026 local authority series.

Hypothetical situations

Planning questions to consider in Guildford

A property alone above the individual allowance

The individual nil-rate band is £325,000 (GOV.UK, Inheritance Tax). Whether any tax would be due on your estate depends on the whole estate, marital status, how it is left and which allowances apply — not on any area average. If you want to know, have the calculation done properly.

Helping adult children buy

If you are helping an adult child buy, gifts, loans and joint purchases each have different consequences. Recording the intention at the time is easier than reconstructing it later.

Equity, options and company shareholdings

If you hold share options or private company shares, they may not pass the way you expect, and business relief is conditional. The will, the company documents and any protection are worth looking at together.

London working patterns and time-poor households

If finding time is the difficulty rather than the decision itself, say so in your enquiry. Appointment options, including whether anything can be done remotely, are for the specialist to confirm with you directly.

Later-life planning where nearly a fifth of residents are 65 or over

If you are thinking about a parent rather than yourself, lasting powers of attorney, care questions and reviewing an old will are the usual starting points. An LPA can only be made while the person still has mental capacity to make it (see GOV.UK, Lasting Power of Attorney).

Planning relevance

What this can mean in a planning conversation

Larger borrowing, larger protection gaps

Area purchase-price averages describe what buyers paid, not what anyone owes. Any comparison with existing cover should start from your own outstanding balance and remaining term.

Whole-estate reviews where values are high

Higher property values can make it worth reviewing an estate as a whole, including how it would be settled and whether liquidity exists. Property value alone does not create an Inheritance Tax liability; that requires qualified tax and legal advice on the full estate.

Business owners and key people

Where company ownership sits alongside personal protection, shareholder and key-person arrangements are commonly reviewed at the same time.

Sources and methodology

Figures are published by the Office for National Statistics for the administrative area named beside each statistic, not for individual streets or households. House price figures are provisional averages for June 2026 from the ONS local housing prices tool; population, age, tenure and household figures are from Census 2021. How introductions work

Serving Guildford

  1. Step 1

You tell us what has prompted the enquiry

A short guided conversation, online or by phone. No documents needed, and nothing is committed at this stage.

  2. Step 2

We work out which specialist fits

Wills, trusts, LPAs, probate and inheritance-tax enquiries go to estate specialists; protection enquiries go to an appropriately authorised adviser.

  3. Step 3

We make the introduction and stay reachable

One named contact coordinates it, so you do not repeat the story. Ask us to explain any charges, and any remuneration we may receive for making an introduction, before you proceed; the specialist sets out their own scope, fees and terms with you directly.

Availability

Enquiries from Guildford are handled remotely by one named contact, by phone, video or email. Cromwell Associates does not operate an office or drop-in service in the borough, and we do not publish appointment times or availability we cannot guarantee. Where an in-person meeting is appropriate, the specialist you are introduced to arranges it directly with you.

Questions we are asked

Guildford: common questions

Our house is worth more than the inheritance-tax threshold. Is a bill inevitable?
No. Transfers between spouses and civil partners are generally exempt, an unused allowance can often be transferred, and the residence nil-rate band may apply where a home passes to direct descendants. Whether anything is due depends on the whole estate, and the sum is worth doing properly.
Do pensions form part of my estate?
Pension death benefits usually pass under scheme rules and your nomination rather than your will, and the treatment differs between schemes. Reviewing nominations alongside a will is one of the most useful things people never get round to.
I have shares in a private company. What should I be thinking about?
Who inherits them, whether the other shareholders have a right or an obligation to buy them, and whether any relief applies. The will and the shareholders' agreement must agree, and cover is often what makes a buyout possible.
Can any of this be done by video?
Much of an initial conversation can be handled by phone or video. Signing and witnessing a will has formal legal requirements, and the specialist you are introduced to will set out exactly what applies in your case and what appointment options they offer.
