West Sussex · Probate, wills and later-life planning

Worthing

Official ONS housing and Census context for Worthing borough, with personal coordination across family protection, wills and estate planning.

Worthing is a coastal town with a recorded average house price of £296,000, a median age of 44 and a tenure split of 67.5% owner-occupied and 22.0% privately rented. It has a long-established retired population alongside a growing number of working-age households priced out of Brighton and the surrounding area.

The scenarios below are hypothetical illustrations covering both later-life planning and first wills. They are not descriptions of local clients and make no claim about how common any of them are in the town.

We coordinate wills, LPAs, trusts, probate support, inheritance-tax questions and estate planning across Worthing and the neighbouring Adur towns.

Local economic picture

Money, work and property in Worthing

Worthing is a service and professional economy at a small scale. More than a quarter of employee jobs in the borough are in health and social work, finance and insurance is above the regional share, and 90.1% of the borough's registered enterprises are micro businesses.

For most households the practical subject is continuity and records rather than tax: if you own a small business, whether anything is written down about who would take it on; and, whatever you own, whether whoever administers your estate would be able to find out what is held and where.

Care, professional services and a great many small firms

£724.10 median resident pay; 3,930 enterprises, 90.1% of them micro.

Median gross weekly pay for full-time employees living in Worthing was £724.10 in 2025, against £770.10 for West Sussex and £815.20 for the South East. On 2024 BRES figures, health and social work accounts for 13,000 employee jobs, 27.7% of the borough total against 13.7% regionally, and finance and insurance for 1,750 jobs, 3.7% against 2.5%.

The borough had 3,930 registered enterprises in 2025, of which 3,540 — 90.1% — were micro businesses. Those counts cover VAT or PAYE registered enterprises and therefore understate the total number of very small businesses.

A finance and insurance share above the regional figure at this scale reflects employee jobs in small firms rather than a financial centre; it says nothing about how many residents are self-employed. If you are a sole practitioner or run a consultancy or small partnership, the question worth answering is what is written down about client work, systems access and who may sign if you were suddenly unavailable.

If the business is the person

Client contracts, professional indemnity run-off, access to systems and who may sign — these decide whether a small firm survives a sudden absence. They belong in writing, not in someone's head.

Working in care, planning for care

If you want to choose who could make decisions for you if you could not, ask a specialist about lasting powers of attorney for property and financial affairs and for health and welfare, and what capacity is needed to make each one.

The housing mix, and comparison with Chichester

£296,000 average, detached £592,000, flats £180,000.

The ONS provisional average house price for Worthing in June 2026 was £296,000, with detached homes at £592,000 and flats at £180,000. On the same series and month, Chichester district averaged £430,000.

The two areas are not ranked here, and the difference should not be read as one place being better off than the other: resident earnings in Worthing were actually higher than in Chichester district in 2025 (£724.10 against £696.20). Property prices and earnings measure different things about different populations, which is exactly why we show both.

For a household, the spread matters more than the average: a flat and a detached house in the same borough differ by more than £400,000 on these figures. A price does not settle what arrangements suit you, though. That follows from how property is owned, what else the estate contains and who is intended to inherit.

Worthing is a borough; Chichester is a district. The two measures describe different populations and no ranking is implied.

Leasehold flats

Leases, service charges and managing agents all form part of an executor's work. Keeping the paperwork together can make that administration easier.

Preparing for a conversation in Worthing

Wills, LPAs, probate and business continuity, in a sensible order.

The documents to ask about are a valid will; a guardian appointment where there are children under 18 — if you have parental responsibility, ask how one in your will would operate in your family circumstances, including any surviving parent; and lasting powers of attorney for property and financial affairs and for health and welfare. Then the record: what is owned, how it is held, which institutions hold it, and who is nominated on each pension and policy, remembering that a nomination records your wishes and the scheme's rules decide what is paid.

If you run a business, add its governing documents and a plain note of who could keep it going. If you have been asked to act as an executor, the useful first step is a list of assets and liabilities and the property's ownership position.

This site is focused on estate planning, and protection can be considered alongside these arrangements where relevant. An appropriately authorised adviser handles protection; estate work goes to estate specialists. Cromwell Associates coordinates the introduction and may receive a referral payment where one proceeds.

Sources and basis

Earnings figures are 2025 ASHE median gross weekly pay for full-time employees measured by where they live. They are not household income, they exclude self-employed income, and they say nothing about anyone's wealth. The South East comparator is £815.20 and Great Britain is £766.60. Industry figures are 2024 BRES employee jobs located in the area, excluding farm-based agriculture, self-employment and HM Forces. Enterprise counts are 2025 VAT or PAYE registered enterprises, rounded, and do not include every business. House prices are the ONS provisional average for June 2026 on the local authority series, so prices quoted here are comparable with each other. Figures describe Worthing borough.

Hypothetical situations

Planning questions to consider in Worthing

Later-life planning where a spouse has already died

If your spouse or civil partner has died, three things are worth checking: whether your own will still reflects your wishes, whether any unused inheritance-tax allowance from the first estate was recorded so it can be claimed later (see GOV.UK, Inheritance Tax), and whether lasting powers of attorney are in place.

Downsizing along the coast

Releasing capital from a property changes the shape of an estate and can change the tax position with it. It is a natural moment for a review rather than an afterthought.

A first will with young children in the house

If you have young children, the usual points are guardianship, who would hold money for them until an age you choose, and whether any existing cover would clear a mortgage.

Supporting a parent who is losing capacity

A lasting power of attorney can only be made while the person still has mental capacity. Without one, an application to the Court of Protection may be needed, depending on the decision involved and who needs to make it. Ask a specialist to explain the options and the timing.

A flat held on a lease

If a leasehold flat forms part of an estate, lease length, ground rent and service-charge liabilities all affect how straightforward it is to administer. An executor is better knowing early.

Planning relevance

What this can mean in a planning conversation

Mortgage-linked cover against current borrowing

Area purchase-price averages describe what buyers paid, not what anyone owes. Comparing your own outstanding balance and remaining term against existing policies is the sensible first step.

Mixed tenure, different starting questions

With 22.0% of households renting privately, income continuity rather than mortgage repayment is often the more relevant subject to examine first.

Wills and estate arrangements

A median age of 44 and high owner-occupation make wills and lasting powers of attorney useful topics to discuss, not requirements to assume.

Sources and methodology

Figures are published by the Office for National Statistics for the administrative area named beside each statistic, not for individual streets or households. House price figures are provisional averages for June 2026 from the ONS local housing prices tool; population, age, tenure and household figures are from Census 2021. How introductions work

Serving Worthing

  1. Step 1

You tell us what has prompted the enquiry

A short guided conversation, online or by phone. No documents needed, and nothing is committed at this stage.

  2. Step 2

We work out which specialist fits

Wills, trusts, LPAs, probate and inheritance-tax enquiries go to estate specialists; protection enquiries go to an appropriately authorised adviser.

  3. Step 3

We make the introduction and stay reachable

One named contact coordinates it, so you do not repeat the story. Ask us to explain any charges, and any remuneration we may receive for making an introduction, before you proceed; the specialist sets out their own scope, fees and terms with you directly.

Questions we are asked

Worthing: common questions

My husband died some years ago. Is there anything I should check?
Two things are worth checking: whether the unused portion of his inheritance-tax allowance was recorded so it can be claimed on your estate, and whether the property is now held solely in your name. Both are worth confirming with a specialist.
Can I still make an LPA if I have had a diagnosis?
Often yes — the test is whether you have capacity to make the LPA at the time you make it, not whether you have a diagnosis. It is a reason to act sooner rather than to assume it is too late.
Does a will cover my funeral wishes?
Wishes can be recorded in or alongside a will, but they are not legally binding on executors and the will may not be read until after the funeral. A separate letter of wishes, shared with family in advance, is usually more practical.
Do you charge for the first conversation?
Please ask us to explain any charges, and any remuneration we may receive for making an introduction, before you proceed. The specialist you are introduced to sets out their own scope, fees and terms directly with you, and you should have those in writing before deciding.
