Compared like for like, Southampton was £235,000 and Fareham £328,000 in the same month on the same series. Those differences are real, but they are smaller than the differences between property types inside each area, which is a good reason not to draw conclusions about any household from a local average.
Leasehold is the practical complication here. Where a flat is leasehold, the lease term, ground rent, service charges and any managing agent all form part of what an executor deals with, and missing paperwork slows a sale considerably. Keeping the lease, the last service charge statements and the mortgage details together is a small piece of work that saves a great deal later.

- No. One recognised use is holding money for children until an age the parents choose, which can apply to estates of any size. Whether a trust suits you is a matter for a qualified specialist, not a website.
