That matters because estate planning is often presented as something for expensive houses. It is not. Guardianship for children, a lasting power of attorney, a valid will and a clear record of where things are held are as relevant in a rented flat as in a detached house, and in a city with a very large private rented sector they are arguably more so.

Two practical points follow. Guardianship

My partner and I are not married. What happens if one of us dies without a will?
Under the intestacy rules for England and Wales an unmarried partner inherits nothing automatically, no matter how long you have lived together or whether you own a home jointly in the practical sense. A will, and checking how the property is legally held, are the two things that change this.
We rent rather than own. Is a will still worth making?
Yes. A will deals with savings, pensions and possessions, records guardianship for children, and names who sorts everything out. Owning property is not the test of whether one is useful.
Can a will deal with a property I own abroad?
Sometimes, but not always, and getting it wrong can revoke another country's will. This is a case where the introduction needs to be to someone who handles cross-border estates, and we will say so rather than treat it as routine.
Where do I register a death in Southampton?
Southampton City Council runs its own register office, separate from Hampshire County Council's service. Registration is normally the first step, before probate is considered at all.
